Ready to sell your house, or looking for a new home? If you've decided to have a real estate agent assist you in the selling and buying process, here are some tips and insights to help you select the right agent.

A good agent will have the training, knowledge, and experience to guide you through the process. A Coldwell Banker agent who’s an expert in your area makes the buying or selling as hassle-free as possible. 

In addition, your agent has a valuable source of information about market trends, communities and neighborhoods, particularly regarding homes for sale in the area. Remember, most homes sell before they're even advertised.

Choosing Your Agent: What To Look For

While there are many qualified agents affiliated with Coldwell Banker, you need one who can understand your individual needs and personal tastes. They also need to be an expert on your local market in which you are selling, and is aware of community information such as taxes, schools, and crime rates where you are buying.

What is the typical sales price for a home like yours? The agent who is listing your home will be able to do a market analysis of your home and provide a detailed history of sales trends that lead him/her to recommend an ideal asking price for your home.

We suggest talking to several different agents before choosing one. Meet the agents in their offices to see if you feel comfortable with them. Ask them why you should have them represent you. How many homes they have listed in the area, and how long did it take for each of those homes to sell?

Get at least three references of clients they have serviced in the last 6 months, and then call these references. Ask those references how they liked their sales agent. Would they use the agent again?

Below are some guidelines on what to look for. Choose an agent who:

  • Makes you feel comfortable and listens to your needs
  • Is an expert in the geographical area in which you are selling
  • Is able to produce a list of online and community resources, and can point out schools, shops and more
  • Responds as a friend, and is just as much interested in your satisfaction as in making the transaction
  • Subscribes to at least one Multiple Listing Service (MLS)
  • Offers protection against unexpected repair bills in your new home
